There is a Building/Grounds Superintendent vacancy in Residence Life. The work schedule for this full time position is 7:00 a.m. to 3:30 p.m. Monday-Friday.

1. Facilities Administration-develop budgets, policies and maintenance programs. Please note experience or related experience in the following: Assisting in the development of a budget for staffing, supplies, equipment, service or support; development of long and short term work plans; experience supervising grounds related projects; administering computerized maintenance management systems; administering purchasing and contractual agreements; preparing project cost estimates; serving as on-site facility project manager; serving as liaison for external contractors.
2. Supervisory Management of skilled and semi-skilled employees in the areas of maintenance, facilties, and custodial operations. Please note experience or related experience in the following: Assigning work for operations support staff; monitoring employee work performance; overseeing employee performance evaluation process; supervisory experience in a union environment; involvement in interviewing, hiring and training staff and handling disciplinary issues.
3. Facility Maintenance Management. Please note experience or related experience in the following: Hands-on experience with codes and standards related to building, fire safety, electrical and plumbing systems, elevators and ADA, facility electrical systems, plumbing systems, HVAC systems. Experience with methods, materials and equipment used in building construction; knowledge of occupational hazards and safety precautions; directed custodial operations in organizational setting; development of policies or operating procedures.

Under the general supervision of the Associate Director of Residence Life - Facilities, the Buildings and Grounds Superintendent - 4 supervises the custodial supervisors, skilled and semi-skilled employees involved in the repair, maintenance, and operation of 14 buildings containing 880,000 square footage and the immediate grounds area providing housing for approximately 3,500 students and office space for approximately 60 University employees. This person plans and directs the areas engineering activities and assists the Associate Director with planning, budgeting, and managing the housing operation.
GOAL AND WORKER ACTIVITY
55% A. Directs Building, Engineering, And Ground Operations Involving A Variety Of Maintenance, Repair, Remodeling, And Construction Work.
A1. Develop maintenance standards, schedules, and labor requirements for the grounds, building envelope, mechanical and electrical systems in each of the buildings.
A2 Implement and direct a quality assurance program to insure maintenance standards are being met.
A3. Routinely conduct building inspections to check on quality of workmanship, materials, and equipment.
A4. Plan, schedule and coordinate building maintenance incorporating operational requirements and priorities.
A5. Plan and schedule area grounds maintenance and reconstruction activities.
A6. Determine the scope of work and estimated cost of maintenance and/or improvements requested by other areas of the department and tenants.
A7. Direct, plan, schedule and coordinate remodeling and construction work in buildings; maintain an effective working relationship with contractors performing construction and equipment maintenance in Residence Life buildings.
A8. Develop building utilization plans to meet departmental requirements.
20% B. Assist The Associate Director In The Planning, Budgeting, And Managing Of Residence Life Operations, Including The Authorization And Auditing Of Expenditures Relative To Budget Amounts.
B1. Manage the Residence Life work order system and billing for maintenance services.
B2. Review architectural and engineering plans prepared by consultants for work to be performed in Residence Life buildings and grounds.
B3. Coordinate an effective working relationship with the University's and State's professional architects and engineers, project managers, and building construction superintendents. Serve as the UWW-Residence Life “Facilities Representative” or “Technical Advisor” for DSF managed projected.
B4. Maintain an effective working relationship with residents and Residence Life Administrative staff.
B5. Assist in the preparation of an annual operating budget of approximately $3.75 million, including proposed capital improvements, capital equipment purchases, labor costs, and supplies/services costs.
B6. Monitor expenditures, project expenditures rates and patterns, and direct changes in planned expenditures.
B7 Explain and justify to Associate Director discrepancies in actual and budgeted expenditures.
B8. Recommend building management policies and procedures to the Associate Director.
B9. Respond to questions, attend appropriate departmental or campus meetings in the Associate Director's absence.
15% C. Supervise And Direct Supervisory, Skilled And Semi-Skilled Physical Facilities Employees
C1. Authorize the hiring, transfer, re-assignment, promotion, discipline, and termination of employees of the Residence Life Facilities area.
C2. Provide leadership and managerial support to custodial supervisors.
C3. Develop facilities employee performance standards.
C4. Determine facilities staff training needs and recommend employee career development opportunities.
C5. Take disciplinary action and authorize disciplinary action as appropriate.
C6. Counsel facilities employees as required.
C7. Establish employee work schedules, authorize leave of absence, and authorize overtime work.
C8. Maintain a working knowledge of collective bargaining agreements affecting area employees.
C9. Set expectations and direct office clerical staff who provide support for Residence Life Facilities Office.
10% D. Represent The Department As A Member Of The Management Team.
D1. Serve as a member of the management team in the formulation of division goals, policies, and procedures, and the evaluation of achievements.
D2. Advise the Associate Director regarding planning and scheduling of department programs and work activities.
D3. Keep the Associate Director informed about operations, and share management experiences with other areas.
D4. Prepare draft correspondence for the Associate Director's signature on matters relating to operations, policies, procedures, responsibilities, and actions.
KNOWLEDGE AND SKILLS
• Knowledge of the mechanical principles, equipment, methods, techniques and terminology used in operation, maintenance and repair of the mechanical systems of buildings including plumbing, electrical, heating, air condition, refrigeration, etc.
• Knowledge of methods, materials and equipment use in building construction.
• Knowledge of complicated equipment operating manuals, technical drawings, blue prints, and specifications.
• Knowledge of codes and standards related to building, fire safety, electrical and plumbing systems, elevators, etc.
• Knowledge of occupational hazards and safety precautions related to maintenance and custodial operations.
• Knowledge of custodial procedures, methods, and equipment use in a large scale custodial operation.
• Knowledge of exterior maintenance.
• Knowledge of principles and practices of administrative management including budgeting and planning, cost analysis, purchasing control, materials management, and resource allocation.
• Knowledge of principles and practices of EPA regulations and construction codes; special attention to ADA requirements.
• Working knowledge of personnel rules and collective bargaining agreements.
