INTRODUCTION:

The department of University Housing seeks a Facilities Repair Worker - Advanced.

JOB DUTIES:

This position provides routine and complex maintenance and repair work for the residence halls, assuming a first responder role to a wide variety of maintenance issues. Duties will include facilities repair and preventative maintenance work. This position reports to the Assistant Director of University Housing - Facilities. The normal academic year work schedule for this position is 7:00 a.m. - 3:30 p.m., Monday through Friday. This position participates in the Emergency On-Call System. Additional responsibilities may include the direction of student crews.

40%   A. University Housing - Facilities Maintenance and Repair

A1. Build, repair, and remove walls including installing and repairing drywall or plaster

A2. Install flooring including laying tile, carpet and cove base. Make flooring repairs as needed

A3. Install ceiling tile (including grid work), make necessary repairs

A4. Install and repair window glass, rollers, and frames

A5. Repair and install screens

A6. Repair, remove, and install furniture, shelves, bookcases, cabinets or desk

A7. Install, repair toilet partitions

A8. Repair / replace doors, panels, frames, auto closures and hinges

A9. Repair or replace damaged or broken closet curtains and drapery rods

A10. Hang bulletin boards, mirrors, pictures, etc.

A11. Check, maintain and repair stairwell handrails

A12. Basic carpentry – including the conversion of storage areas into usable spaces

A13. Inspect kitchen equipment, including refrigeration, and electrical rooms

A14. Coordinate small projects (e.g., room remodeling, installation of bike lockers, framing in of HVAC units)

A15. Assist the HVAC Specialist with HVAC repairs (e.g., installation of air conditioner units, water softeners, maintenance on air compressors, etc.)

A16. Perform preventative maintenance and minor repair to mechanical systems

A17. Perform basic plumbing repairs

A18. Perform basic electrical repairs

A19. Fabricating new signage, mounting and replacing

25%   B. University Housing - Facilities Painting

B1. Prepare interior and exterior walls, ceilings, floors, and other surfaces for painting

B2. Fill cracks, holes, and joints with caulk putty, plaster, or other filler, using caulking gun or putty knife

B3. Apply primer materials

B4. Paint surfaces, using brushes, spray gun, or rollers

B5. Cut stencils, brush and spray lettering and decorations on surfaces

B6. Sand surfaces between coats and polish final coat to specified finish

B7. Mix and match colors of paint, stain, or varnish

B8. Erect scaffolding or set up ladders to work above ground level

10%   C. Locksmith Assistant

C1. Assist with the cutting of keys, setting up cores and key core repairs

C2. Install and repair locks and hardware

C3. Serve on the Locksmith Duty rotation

C4. Perform repairs on the campus online wireless electronic lock access system

C5. Assist as directed under the direction of the campus locksmith

10%   D. Supervision and Instruction

D1. Interview, hire, train and supervise a summer student assistant crew. These student workers perform room checks and take care of simple maintenance repairs

D2. Instruct student’s on job safety, lifting and small power tool operation

D3. Conduct facilities training for in house staff

10%   E. Campus Safety Maintenance

E1. Replace broken glass in fire exit boxes and pull boxes

E2. Replace discharged fire extinguishers

E3. Repair or replace malfunctioning hall and room smoke detectors

E4. Repair or replace exit signs

E5. Run emergency generator for testing

E6. Reset alarm systems

E7. Maintain security lighting and equipment

5%   F. Miscellaneous Duties

F1. Complete necessary work order documentation

F2. Each August, this position provides training to the in hall staff (Complex Directors, Assistant Complex Directors & Complex Assistants) in regards to dealing with facilities emergencies (e.g., water shut off points for sinks, toilets, and sprinkler systems)

F3. Maintain an inventory of parts, tools and equipment and to ensure that they are in proper and safe working condition

F4. Requisition supplies and recommend equipment to purchase to maintain the Residence Halls

F5. Operate vehicles and equipment (trucks, lifts, snow blowers, lawn mowers, etc.)

F6. Will be an active participant in the following of safety rules and regulations including necessary training and drills

QUALIFICATIONS:

  • Ability to work collaboratively with co-workers, staff and supervisors
  • Ability to interact respectfully with people from diverse socioeconomic, cultural and ethnic backgrounds
  • Ability to provide customer service, treating internal and external customers with respect
  • Possess a valid Wisconsin Driver’s License and qualify for state vehicle operation.
  • Ability to lift a minimum of 50 pounds
  • Ability to perform tasks requiring bending, standing for long periods, stooping, kneeling and walking significant distances.
  • Ability to operate and maintain equipment such sanders, hand/table saws, planers, paint sprayers and other various pieces of powered equipment and various hand tools.
  • Ability to work with blueprints
  • Ability to use welding equipment
  • Knowledge of computerized maintenance management software
  • Knowledge of various wood types
