INTRODUCTION:

The Department of Facilities Planning & Management seeks three Facilities Maintenance Specialists - Advanced (FMS/Maintenance Mechanic).

JOB DUTIES:

This position provides advanced maintenance and repair work for building mechanical systems in the department of Facilities Planning and Management (FP&M). The Facilities Maintenance Specialist Advanced (FMSA) performs preventive maintenance and minor mechanical, plumbing, and electrical repairs to air compressors, air handling units, pumps, water heaters and softeners, exhaust fans, emergency generators and other related equipment. More complex repairs and installations are performed by departmental craft workers with assistance from the FMSA. The position works independently, under the general supervision of a Supervisor or Superintendent. FMSAs will also actively participate in following applicable safety rules and regulations including necessary training and drills.

60% A. Perform general preventative, corrective, and reactive maintenance on building mechanical systems.

  1. Perform preventive inspections and services on building systems as generated by departmental Computerized Maintenance Management System (CMMS).
  2. Check and adjust heating, cooling and ventilation equipment and related controls.
  3. Perform corrective and reactive repairs on air handling and heating systems to include air handling units, motors, pumps, ducts, booster coils, dampers, valves, belts and sheaves, etc.
  4. Inspect and maintain related mechanical system electrical equipment including motors, variable speed drives and emergency generators.
  5. Inspect, maintain and repair low-pressure steam valves, traps and condensate pumps.
  6. Inspect, maintain and repair pumps, valves, drains, water softeners, water coolers and minor plumbing.
  7. Repair window air conditioners.
  8. Alert supervision to problems requiring attention of craftworkers. Assist craftworkers as needed.
  9. Schedule all work with and through supervision.
20% B. Perform as first responder to customer calls in academic buildings.
  1. Perform troubleshooting function as a result of customer calls or various types of alarms.
  2. Make emergency repairs as needed to resolve maintenance problems. Coordinate any required follow up through the zone supervisor.
  3. Participate in after-hours on-call system to provide prompt response to facilities maintenance problems including locks, leaks, broken windows, heating, cooling, and ventilation problems.
15% C. Perform related duties.
  1. Maintain mechanical rooms and shop spaces in a clean and safe condition.
  2. Maintain power and hand tools in safe working condition.
  3. Requisition necessary shop supplies and maintenance and repair parts through supervisor. Maintain parts in an orderly fashion, and keep records of their cost.
  4. Complete work orders and job tickets promptly and completely, to include cost information on parts used. Submit paperwork to supervisor daily.
  5. Perform work in other campus areas when necessary to cover absences, manpower shortages, or calls for assistance.
  6. Work with Facilities Repair Workers (FRW) when needed.
  7. Work with supervisor to establish and modify PM service frequencies and routines.
  8. Read building utility meters such as water, electrical, and natural gas.
5% D. Perform other tasks as assigned by supervisor.

QUALIFICATIONS:

Minimum Qualifications:
  • Higschool degree or equivalent
  • A valid Wisconsin Driver’s License required
Knowledge, Skills and Abilities:
  • Knowledge of cooling, heating, and venting equipment and controls.
  • Ability to work collaboratively with co-workers, staff, and supervision.
  • Ability to be on-call and perform emergency duties.
  • Knowledge of utility meters (water, electrical, and natural gas).
  • Knowledge of proper tools to be used for troubleshooting, maintenance, modifications, repairs, and preventive maintenance of valve operators, damper operators, solenoid, motor, thermostats, compressors, heating and cooling systems, etc.
  • Ability to calibrate thermostats and adjust air damper.
  • Ability to interpret blueprints and complex schematic diagrams, to devise and implement proper repairs or adjustments to systems.
