INTRODUCTION:

The Department of University Housing at the University of Wisconsin - Whitewater is seeking a Facilities Technician II ( FAC REPAIR WORKER-ADV ).

The University of Wisconsin System is engaged in a Title and Total Compensation (TTC) project to redesign job titles and compensation structures. As a result of the TTC project, the mapped job title for this position is: Facilities Technician II (FP030) . Job duties and responsibilities will remain the same. JOB DUTIES:

This position provides routine and complex maintenance and repair work for the residence halls, assuming a first responder role to a wide variety of maintenance issues. Duties will include facilities repair and preventative maintenance work. This position reports to the Assistant Director of University Housing - Facilities. The normal academic year work schedule for this position is 7:00 a.m. - 3:30 p.m., Monday through Friday. This position participates in the Emergency On-Call System. Additional responsibilities may include the direction of student crews.

40%   A. University Housing Facilities Maintenance and Repair

  1. Build, repair, and remove walls including installing and repairing drywall or plaster.
  2. Install flooring including laying tile, carpet and cove base. Make flooring repairs as needed.
  3. Install ceiling tile (including grid work), make necessary repairs.
  4. Install and repair window glass, rollers, and frames.
  5. Repair and install screens.
  6. Repair, remove, and install furniture, shelves, bookcases, cabinets or desk.
  7. Install, repair toilet partitions.
  8. Repair / replace doors, panels, frames, auto closures and hinges.
  9. Repair or replace damaged or broken closet curtains and drapery rods.
  10. Hang bulletin boards, mirrors, pictures, etc
  11. Check, maintain and repair stairwell handrails.
  12. Basic carpentry – including the conversion of storage areas into usable spaces
  13. Inspect kitchen equipment, including refrigeration, and electrical rooms.
  14. Coordinate small projects (e.g., room remodeling, installation of bike lockers, framing in of HVAC units).
  15. Assist the HVAC Specialist with HVAC repairs (e.g., installation of air conditioner units, water softeners, maintenance on air compressors, etc.).
  16. Perform preventative maintenance and minor repair to mechanical systems.
  17. Perform basic plumbing repairs.
  18. Perform basic electrical repairs.
  19. Fabricating new signage, mounting and replacing.
25%   B. University Housing Facilities Painting
  1. Prepare interior and exterior walls, ceilings, floors, and other surfaces for painting.
  2. Fill cracks, holes, and joints with caulk putty, plaster, or other filler, using caulking gun or putty knife.
  3. Apply primer materials.
  4. Paint surfaces, using brushes, spray gun, or rollers.
  5. Cut stencils, brush and spray lettering and decorations on surfaces.
  6. Sand surfaces between coats and polish final coat to specified finish.
  7. Mix and match colors of paint, stain, or varnish.
  8. Erect scaffolding or set up ladders to work above ground level.
10%   C. Locksmith Assistant
  1. Assist with the cutting of keys, setting up cores and key core repairs.
  2. Install and repair locks and hardware.
  3. Serve on the Locksmith Duty rotation.
  4. Perform repairs on the campus online wireless electronic lock access system.
  5. Assist as directed under the direction of the campus locksmith.
10%   D. Supervision and Instruction
  1. Interview, hire, train and supervise a summer student assistant crew. These student workers perform room checks and take care of simple maintenance repairs.
  2. Instruct students on job safety, lifting and small power tool operation.
  3. Conduct facilities training for in house staff.
10%   E. Campus Safety Maintenance
  1. Replace broken glass in fire exit boxes and pull boxes.
  2. Replace discharged fire extinguishers.
  3. Repair or replace malfunctioning hall and room smoke detectors.
  4. Repair or replace exit signs.
  5. Run emergency generator for testing.
  6. Reset alarm systems.
  7. Maintain security lighting and equipment.
5%   F. Miscellaneous Duties
  1. Complete necessary work order documentation.
  2. Each August, this position provides training to the in hall staff (Complex Directors, Assistant Complex Directors & Complex Assistants) in regards to dealing with facilities emergencies (e.g., water shut off points for sinks, toilets, and sprinkler systems).
  3. Maintain an inventory of parts, tools and equipment and to ensure that they are in proper and safe working condition.
  4. Requisition supplies and recommend equipment to purchase to maintain the Residence Halls.
  5. Operate vehicles and equipment (trucks, lifts, snow blowers, lawn mowers, etc.)
  6. Will be an active participant in the following of safety rules and regulations including necessary training and drills.

QUALIFICATIONS:

Minimum Qualifications:
  • A valid Wisconsin Driver’s License required or the ability to obtain upon hire
  • Ability to operate and maintain equipment such sanders, hand/table saws, planers, paint sprayers and other various pieces of powered equipment and various hand tools
Knowledge, Skills and Abilities:
  • Ability to work collaboratively with co-workers, staff and supervisors
  • Ability to interact respectfully with people from diverse socioeconomic, cultural and ethnic backgrounds
  • Ability to provide customer service, treating internal and external customers with respect
  • Ability to lift a minimum of 50 pounds
  • Ability to perform tasks requiring bending, standing for long periods, stooping, kneeling and walking significant distances
  • Ability to work with blueprints
  • Ability to use welding equipment
  • Knowledge of computerized maintenance management software
  • Knowledge of various wood types
  • Willingness and ability to be an active participant in following applicable safety rules and regulations including necessary training and drills
